Khá choáng ngợp với căn nhà hơn 1 triệu đô ở Mỹ này. Lại là hàng xóm nhà anh Dũng Taylor. Thực ra th́ có tiền mua tiên cũng được. Cùng vietbf.com khám phá thêm.

Hàng xóm.

Có tiền mua nhà nhưng không mua được hàng xóm. Hôm nay phải nói lời chia tay với gia đ́nh hàng xóm của ḿnh gần 10 năm qua. Con của họ và con của ḿnh học cùng trường, chơi cùng nhau từ lúc c̣n bé nên không thể không khỏi bịn rịn khi biết tin họ bán nhà v́ các con của họ đă trưởng thành và ra riêng. Văn hóa của Hoa Kỳ tuy thương bố mẹ, yêu con cái nhưng đến tuổi 18 là tuổi tự lập. Tốt nghiệp, lập gia đ́nh th́ cố gắng ở gần nhưng không bao giờ ở chung v́ ông bà cũng có câu "thà mỏi chân c̣n hơn mỏi miệng". Hai tuần qua vợ chồng nhà Wilsons đă miệt mài xa rời mái ấm của họ nơi họ đặt chân đến lần đầu tiên vào năm 2000, trước gia đ́nh ḿnh bảy năm.

Thành phố Irvine rất lư tưởng đối với những người có con bé v́ thành phố được xếp hạng an ninh thứ năm toàn nước Mỹ 10 năm liên tục, bộ giáo dục của IUSD (Irvine Unified School District) được xếp hạng thứ nhất của tiểu bang Hoa Kỳ. Cũng v́ thế mà tuy tiền thuế đất được xem là chọc trời của quận Cam nhưng nhiều gia đ́nh vẫn không rời vùng đất này cho đến khi con cái trưởng thành và nhu cầu không phù hợp nữa. Thành phố Irvine với dân số trên dưới 250,000 bao gồm nhiều sắc tộc, người Á Châu như Hàn Quốc, Đài Loan và Hồng Kông chiếm số lượng đáng kể, thị trưởng của thành phố là Mỹ gốc Hàn cho thấy tầm ảnh hưởng của người Á Châu tại thành phố này.

Người Việt tại quận Cam cuối tuần thư giăn hoặc thưởng thức ẩm thực Á Châu thường t́m đến Irvine với số lượng nhà hàng chất lượng Á Châu nhất nh́ quận Cam. Kể từ 2008 khi thị trường địa ốc Hoa Kỳ nói chung, California nói riêng bị ảnh hưởng trầm trọng, giảm từ 25-50% giá trị trường nhưng giá bất động sản của Irvine vẫn giữ ở mức ổn định v́ thành phố này được cho là vùng mua để ở, không phải mua đề đầu tư cộng thêm sự phồn thịnh của đại học nổi tiếng UCI (University of California at Irvine) và hai nhà thương hàng đầu của quận Cam, UCI và Hoag tăng thêm phần hấp dẫn cho Irvine. Từ những băi biển đẹp và lư tưởng nhất của quận Cam như Laguna và Dana đến Irvine chỉ có 10 phút xe và được bao quanh bởi dẫy núi Santa Ana đă biến Irvine thành nơi thích hợp cho những ai yêu chuộng phong thuỷ.

Việt Nam có câu "con gái quận ba không bằng bà già quận nhất" c̣n ở Mỹ có câu "location, location and location". Nhà to, nhà bé không quan trọng, giá trị được định vị bởi khu vực của ngôi nhà của nó. Ngôi nhà này với giá đ̣i hỏi $1,369 triệu USD sẽ sớm t́m được chủ nhân trong vài tuần, thật ḷng mà nói khoảng vài năm trở lại đây th́ giá bất động sản tại Cali tăng vọt v́ phần lớn người tiêu thụ là dân đến từ Trung Quốc, mua nhà bằng tiền tươi và không trả giá.

Khi mua nhà ở Mỹ, những yếu tố quan trọng này sẽ quyết định giá tiền, tốc độ và số lượng người mua.
* An ninh thành phố (crime rate)
* Trường học (school system)
* Y tế (hospital)
* Giải trí (entertainment)
* Môi trường (water system and pollution)
* Giá thuế đất (property tax)
* Việc làm (jobs)
* Phương tiện giao thông (local transportation and freeway access)

Khi là chủ nhân một căn nhà ở Mỹ cho dù đă trả dứt tiền nợ mua nhà nhưng hằng năm vẫn phải đóng tiền thuê đất cho chính phủ, ở Irvine là 2% tổng giá trị của căn nhà, khoảng $30,000 USD tiền thuế cho căn nhà này. Ngoài tiền thuế đất c̣n phải nộp tiền hiệp hội chủ nhà là $2500 USD/năm và tiền bảo hiểm nhà để pḥng thiên tai hỏa hoạn. Tóm lại người chủ nhân căn nhà này cho dù trả tiền tươi dứt một lần để mua nhà th́ hằng tháng cũng sẽ chi thêm khoảng $3000 USD cho những chi phí nói trên.

Cũng mong rằng người chủ nhân mới của căn nhà đối diện ḿnh sẽ duy tŕ được truyền thống và văn hóa của khu vực này, đây là nỗi lo âu của những người hàng xóm ở lại đây.

Dạ thưa tại bọn viết trong forum này toàn là tụi khỉ trên rừng mới về (nghe nói chúng nó đóng đô ở bên Đông Âu, Berlin ǵ đó), học thức không quá lớp 5, cộng với sự giáo dục ngu xuẩn của bọn Cộng Sản, nên khi viết ra chúng nó có nh́n thấy cái sai, cái ngu trong cách viết đâu.

bác noí không sai cho mấy, người viết bá naỳ chi moí học tới lớp 4 thôi, nhưng tŕnh độ lớp 4 mà viết được vậy là khá rồi. about this house, nhà bên ngoá củng đẹp nhưng bên trong sơn maù choí chết luôn, không đẹp, uổng. Chắc vi địa diểm nên mới bán được giá như thế.

C̣n about Chinese buying with cash và không trả giá, có thiệt không đây tám?? Buying with cash might be true, but chinese trả giá c̣n hơn VN ḿnh nữa

Even at today's market's requirement of 20% down, $1 mil in Irvine, CA doesn't show much. Given only an equity of 400K on a 30 yr, the note still belongs to the bank!

Equivalent price in Texas --> $350 K
Equivalent price in San Jose --> $1500 K
Equivalent price in BD --> priceless (minus the US green card)

Bạn nói nhà ở New York city mới đắt kinh khủng chứ nhà ở tiểu bang New York th́ rẻ rề à. Tai New York, NY làm ǵ có nhà, có đất đâu mà xây nhà? chỉ có apartment mà thôi. Nhà ở New Jersey, ngay bên cạnh New York, hay chỉ cách con sông nh́n vào thành phố New York thôi, cũng rẻ như bèo.

Tôi có qua thăm Prague (Tiệp Khắc) năm ngoái. Tới thăm khu người Việt Cộng Sản chúng nó làm ăn sinh sống. Thật bẩn thỉu, chật chội, hôi hám. Bố mẹ của tụi này toàn từ trên Sơn La, Lào Cai, ḅ về sinh sống tại Hà Nội, nên tiếng nói lai căng 1 cách thảm hại). Tuy nhiên đâu đó vẫn c̣n nghe vài tiếng miền Nam, hỏi ra họ từ Saigon trốn qua sinh sống.
Đúng, tôi có nghe họ chửi nhau, ôi thôi nghe c̣n độc hơn dân bán cá chợ Cầu Ông Lănh.

Chúng nó (đa số là bọn chó chết "con ông cháu cha" tham nhũng, như gia đ́nh thằng chó đẻ Nguyễn Tấn Dũng đó), cướp của dân tại VN rồi sang đây mua nhà. Giá nào cũng mua, tuy không mua 1 cách ngu xuẩn như bọn Tầu cộng nhưng chúng nó mua như ăn cướp ấy. Bỏ cái nhà nào ra là chúng nó mua ngay cái ấy, nếu ở khu trung tâm.
